Our Story

A capital platform built to close a structural gap.

BlueBrick was established to address a structural disconnect in the capital markets: the data center industry’s growth trajectory was outpacing the institutional capital committed to funding disciplined, operator-managed infrastructure.

Legacy data center owners were selling to generalist real estate funds lacking the engineering and operations depth to actively manage critical facilities. Public data center REITs were constrained to listed-market pricing disciplines and quarterly reporting pressures.

BlueBrick was designed to fill the gap between those two alternatives with a private capital platform built around operator-led asset management, pre-leased development, and full-spectrum data center coverage.

Founder and CEO Alexandra Pohl structured the platform to reflect how data center infrastructure actually scales: not as a single fund pursuing opportunistic acquisitions, but as a portfolio of dedicated strategies, each targeting a distinct demand vertical with purpose-built underwriting criteria.

The result is a platform that can simultaneously pursue a 200 MW hyperscale pre-lease in Northern Virginia, acquire a carrier-neutral interconnection hub in Chicago, and develop a quantum-ready facility in Austin — without one fund cannibalizing another’s mandate.

Every megawatt commitment is underwritten against verified tenant demand, secured utility power, and defensible site control.

Operational Accountability

Data center performance is measured continuously. PUE, uptime, redundancy, and cybersecurity posture are managed by embedded operations teams, not outsourced.

Long-Duration Tenant Relationships

Triple-net leases with 10 to 20 year terms and investment-grade counterparties deliver predictable, inflation-protected cash flows.

Platform Architecture

Three platform entities support twenty-nine total fund vehicles.

BlueBrick Capital Management, LLC

Serves as the registered investment manager for all 21 BlueBrick investment funds across the 2026 and 2028 vintages and the platform’s eight supporting Operations and Reserve vehicles. Responsible for investment underwriting, portfolio management, LP reporting, and fund governance across the platform.

BlueBrick GP Fund I–XXI LLC

Each investment fund maintains a dedicated general partner entity holding the 2% GP commitment, managing the LP Advisory Committee, and bearing clawback obligations at fund termination. GP entities are domiciled in Wilmington, Delaware.

BlueBrick Operations Companies

Four Delaware LLC operating companies fund platform-wide data center operations, engineering, DCIM software, cybersecurity, facilities management, and human capital programs across all owned and managed assets in the 2026 and 2028 vintages.
