Data centers are among the most energy-intensive assets in the built environment. BlueBrick treats environmental performance, community integration, and cyber resilience as underwriting inputs — not marketing overlays.

Environmental Performance

Every BlueBrick facility is underwritten against explicit environmental targets embedded in the initial capital budget. New builds are designed for a Power Usage Effectiveness (PUE) below 1.3 at design load, with best-in-class deployments targeting sub-1.2 through liquid immersion and rear-door heat exchange. Water Usage Effectiveness (WUE), refrigerant leakage, and embodied-carbon budgets are tracked at asset level and rolled up quarterly.

Renewable Energy & Grid Integration

The Renewable-Powered Data Center Fund anchors the platform’s clean-energy strategy through long-tenor Power Purchase Agreements with wind, solar, and increasingly, small modular nuclear developers. Where direct PPAs are unavailable, we source unbundled Renewable Energy Certificates from the same regional grid as the underlying facility.

The same fund’s dedicated data center power infrastructure invests directly in substations, high-voltage transmission, and battery storage co-located with our campuses — reducing grid dependency and creating durable ancillary revenue.

Water & Cooling Innovation

Traditional evaporative cooling consumes millions of gallons annually per facility. BlueBrick prioritizes closed-loop liquid cooling, direct-to-chip liquid, and rear-door heat exchange in every new development. In water-stressed regions we underwrite reclaimed or non-potable water sources and, where feasible, air-cooled systems with adiabatic assist.

Refrigerant management follows AIM Act phasedown schedules with an internal preference for low-GWP alternatives.

Cyber Resilience & Physical Security

Operational continuity is a fiduciary obligation. BlueBrick maintains institutional-grade cybersecurity and physical security programs across every asset.

All operating platforms undergo independent SOC 2 Type II audits with quarterly control refresh.

ISO 27001 Alignment

Information security management is aligned to ISO 27001 across the enterprise.

A dedicated Security Operations Center monitors every asset around the clock.

Zero-trust segmentation is standard across corporate, portfolio, and tenant networks.

Community & Workforce

Data centers are large, quiet, and durable neighbors. We commit to hosting communities through advance planning notice, transparent utility use disclosure, local workforce development partnerships with community colleges and trade schools, and long-term community benefit agreements where jurisdictions request them.

Every BlueBrick facility is targeted for LEED Gold or higher, with select trophy assets pursuing LEED Platinum and Living Building Challenge certifications.

Governance

BlueBrick’s Stewardship program is overseen by the Managing Partner with quarterly reporting to the LP Advisory Committee. We are aligned with UN PRI principles and are working toward TCFD-aligned reporting across the platform. Material environmental incidents, security events, and community concerns are surfaced through the enterprise risk framework and disclosed to LPs on a defined cadence.

The BlueBrick Stewardship framework will be reviewed and refreshed annually by the ESG Committee and independent external counsel.
