A structured onboarding program designed to compress the runway between lease execution and productive tenant occupancy.

Days 1–15

Kickoff & Design Lock

Dedicated program manager assigned. Site walk, engineering scope confirmed, power delivery schedule finalized, tenant fit-out design specifications locked with the operations team.

Days 16–45

Utility & Fiber Commitments

Utility power commitment letters executed. Fiber pathway carrier diversity confirmed. Cross-connect and network peering agreements initiated for interconnection-dependent workloads.

Days 46–75

Compliance & Certification

For regulated tenants: DISA, FedRAMP, HIPAA, SOC 2, or ICD-705 SCIF documentation initiated. Access control, physical security, and audit readiness scheduled.

Days 76–100

Commissioning & Handoff

Critical systems commissioning, redundancy testing, PUE baseline established. Tenant operations team onboarded to BlueBrick facility management systems. 24/7 monitoring hand-off.

What Never Changes

Critical systems monitored continuously. Cybersecurity, physical access, and network security governed through Operations Fund II’s technology platform.

Quarterly Business Reviews

Utilization, PUE, expansion planning, and capacity roadmap reviewed with tenant leadership each quarter.

Retention Programs

Power capacity expansion planning starts 18 to 24 months before lease expiration. Early renewal incentives extend long-term partnerships.
